Ceiling problems, ranked by seriousness
- Stains. Brown rings from an old, fixed leak. If the board is solid and dry, we seal and refinish. Cosmetic, common, fixable.
- Cracks. Usually along seams from settling or truss movement. Re-taped properly, they stay fixed.
- Sagging. Board bowing between joists — from moisture, too-thin board on a wide span, or failed fasteners. Sagging sections get replaced, not patched.
- Peeling texture. Often moisture pushing texture off the board. We find the moisture first, then refinish.
Why ceilings are harder than walls
Gravity. Everything about ceiling work fights you — mud wants to fall, boards are heavy overhead, and sanding dust rains down. It is the job most DIYers regret starting. A crew that does ceilings weekly has the staging, the lifts, and the techniques to do it cleanly.
When replacement beats repair
A ceiling with widespread sagging, extensive water damage, or crumbling plaster is faster and better served by new board than by patching square foot after square foot. We will show you the math both ways on the free visit.
