Why walls matter more than you think
Listing photos are the showing before the showing. Cracked walls, stained ceilings, and patched-but-unpainted spots photograph terribly — and every buyer reads them the same way: "what else did they neglect?" Clean, smooth walls do not raise your price. Damaged ones quietly lower it by shrinking your buyer pool.
Fix in this order
- Water stains and moisture damage first. Inspectors flag these instantly and buyers assume the worst. Fix the leak, replace the board, seal, paint. See water damage drywall repair.
- Cracks and nail pops in main living areas. Living room, kitchen, primary bedroom — where buyers spend their time and where photos get taken.
- Ceiling damage. Buyers stare at ceilings more than you think, especially in bedrooms. Stains up there read as roof problems.
- Texture and finish consistency. One wall with different texture screams "cheap flip repair." We match existing texture so repairs disappear.
- Fresh paint last. Always after the drywall work, never before. New paint over bad walls is lipstick on a pig — inspectors see through it.
Timing
Call us before you schedule listing photos, not after. Most seller punch-lists take a few days of work plus paint drying time. The worst outcome is a photographer booked for Friday and wet mud on Thursday.

Most pre-listing drywall punch-lists are small repairs, not whole rooms — a day or two of patch work, then paint.
