Painted on your schedule, not ours

On a commercial job, the paint is never just paint — it is downtime, opening dates, and tenants. We learned that doing commercial drywall around Waldorf and Charles County: the drywall finishing sets the date for the painter, the painter sets the date for the opening, and everybody downstream is watching the clock.

For years we handed our paint-ready walls to painters and hoped the schedule held. Now we paint them ourselves. One crew handles the walls and the paint, which means one schedule, one point of contact, and nobody pointing fingers when a date slips. If your GC already has a painter, we will hand off smooth walls like we always have. But if you want the whole thing done by one crew, we do that now.

Ask anyone who has run a commercial buildout about the finger-pointing. The painter says the drywall was bad; the drywaller says the paint was rushed. The schedule slips while two trades argue about whose fault it is. When one crew does both, there is nowhere to hide — the walls and the paint are our problem, start to finish, and the date we give you is a date we can actually keep.

The spaces we paint

Offices — suites, lobbies, conference rooms, corridors, from White Plains to Bryans Road. The refresh between tenants or the rebrand with new colors on the walls. Retail — storefronts, sales floors, fitting rooms. We know the sales floor cannot look like a construction zone, so we phase it or work after close.

Restaurants — dining rooms and kitchen areas with the right products for grease and steam. Medical and dental offices — clean, calm colors, low-odor products, work scheduled around patient hours. Rental turnovers — property managers, this is routine for us: patch the move-out damage, repaint neutral, ready for the next tenant fast. See drywall repair for the wall side of turnovers.

Common areas and exteriors — hallways, stairwells, building exteriors and storefront facades. The parts every tenant and customer sees.

What to expect

The walkthrough. We meet you at the space, measure, and look at wall condition — not just square footage. You tell us the deadline and the hours we can work. We give you a written price and a schedule with dates, not "we will be done when we are done."

The plan. For spaces that stay open, we phase by zone — one area at a time, sealed off, so business continues around us. For spaces that can close, we compress the work into nights and weekends. Either way, you know which zone gets painted on which night before we start.

The work. We prep like drywallers — because we are. Dents filled, scuffs sanded, seams fixed, everything masked. We use low-odor paints so the space is normal by morning; nobody walks into fumes at 8 a.m. Then two coats, cut in clean.

Every morning, ready. Tools packed, floors uncovered, space usable. On multi-day jobs you should not be able to tell we were there overnight — except the walls look better each day.

The final walkthrough. We walk every zone with you before the final invoice. Anything you spot gets touched up on the spot, and the space is ready for business.

Getting in after hours. Alarmed building? Key cards? A manager who has to lock up behind us? We have done all of it. You show us the routine once — codes, alarms, which doors — and we handle it from there. One point of contact on our side, reachable by phone or text the whole job, so you are never chasing us for an update.

We fix the walls before we paint them

Commercial walls take a beating: chair backs in the conference room, carts in the corridor, deliveries against the stockroom wall. Painting over that damage is the most expensive mistake in commercial painting — the fresh paint just makes the dents easier to see.

So we fix them first. Patching, re-taping cracked seams, skim-coating the rough spots — it is priced into the estimate, not a surprise change order. A drywall crew that paints is the right combination for beat-up commercial walls. More on the craft at taping and finishing.

Colors, brand, and first impressions

Your walls are part of your brand. Bring us your brand colors — codes, swatches, a photo of the old location — and we match them. Accent walls in the lobby, your color behind the reception desk, wayfinding colors in the corridors: we have done all of it. We can also do a two-tone scheme — durable darker color on the lower walls where the scuffs happen, lighter above — which stretches the time between repaints in hard-use spaces. For rental turnovers, the answer is usually a clean neutral that photographs well and rents fast. We will give you straight advice on what works; we are painters, not interior designers, and we will tell you when a question is above our pay grade.

High-traffic areas wear first

Honest talk: the corridor and the entry will need paint again before the conference room does. High-traffic paint has a lifespan, and anyone promising you ten years on a restaurant entry is selling something. We will tell you which areas to expect to touch up and roughly when — and when a full repaint is overkill and a touch-up pass will do. Better to hear it from us now than discover it in year two.

It is also worth planning repaints around your slow season. Retailers call us after the holidays; restaurants pick their quiet weeks. A little planning means the work happens when an hour of disruption costs you the least — and we will help you pick the window.

Licensed, insured, and easy to work with

We are licensed and insured — MHIC #161062 — and we carry a certificate of insurance we can send your property manager or GC before we start. We are EPA Lead-Safe Certified too, which matters on older commercial buildings around Indian Head and La Plata. Vendor paperwork, W-9s, additional insured certificates — if your building requires it, we have done it before and we will get it to you fast. We coordinate with your GC, your tenants, and your schedule, and there is one person to call if anything needs attention: us, at (240) 213-2890.

What it costs

Commercial pricing comes down to square footage, wall condition, and hours. Night and weekend work costs more than daytime — we will price it both ways so you can decide with real numbers. A small office repainted over a weekend is a modest job; a multi-zone retail space phased over two weeks is a bigger one.

One note on prices: material and labor costs go up and down, and every job needs different work. Treat any numbers on this page as rough starting points, not quotes. The written price we give you after our free visit is the real number for your project.

Questions homeowners ask us

Can you paint without shutting down our business?

Yes. We work nights and weekends, or phase the job by zone so business continues around us. Night and weekend work costs more than daytime — we price it both ways so you can decide with real numbers.

Will the paint smell bother our staff or customers?

No. We use low-odor paints, and the space is normal by the time you open in the morning. That is part of why after-hours work works — nobody walks into fumes at 8 a.m.

Do you fix wall damage before painting?

Yes. Dents, scuffs, and cracked seams get patched and sanded as part of the prep, priced into the estimate — not a surprise change order. Painting over damage just makes the damage easier to see.

Can you match our brand colors?

Yes. Bring color codes, swatches, or a photo of another location and we will match them — accent walls, reception areas, corridors, all of it.

Are you insured for commercial work?

Yes — licensed and insured, MHIC #161062, and EPA Lead-Safe Certified. We can send a certificate of insurance to your property manager or GC before we start, along with any vendor paperwork your building requires.

How fast can you turn a space around?

A small office can be done over a weekend; larger spaces get phased by zone over one to two weeks. You will get a written schedule with dates after the walkthrough.
